WBRC designed the interior renovation of an existing medical office building at 49 Spring Street in Scarborough, Maine, relocating MaineHealth’s Family Medicine and Internal Medicine practices from 300 Professional Drive. The 20,000 SF, three-story facility project supports continued growth and brings both practices together in a shared facility adjacent to a planned walk-in urgent care clinic.
The renovation was limited to interior work, affecting approximately half of each of the first, second, and third floors. Scope includes reconfiguration of select walls, replacement of finishes, and modifications to plumbing fixture locations to support updated clinical layouts and workflows.
Interior design was guided by a “weaving” concept, expressed through material selection and spatial organization. Finishes and detailing are used strategically to support wayfinding, distinguishing patient and staff zones while identifying areas of overlap. Discussions with end users informed a layout that balances efficiency, safety, and day-to-day usability for both staff and patients.
A neutral base palette aligned with MaineHealth standards, providing consistency, while floor specific accent colors differentiate the Family Medicine and Internal Medicine practices. Materials and systems were selected for durability, sustainability, energy-efficiency, and long-term value.
